Describe the property, not the tenant
Fair housing rules apply to advertising. Focus on the home: its size, features, location and policies. Avoid phrases about who should live there, such as family situation, age, religion or national origin. The builder only writes about the property, and it flags some common phrases in your own text that could be read as a preference.
From listing to applications
A listing brings inquiries. Adding an application link lets interested renters answer a few questions first, so you can review answers before you arrange showings. Try the sample application to see what applicants fill in.
Common questions
- Does this use AI?
- No. The description is assembled from fixed templates and the details you enter. It won’t add features, adjectives or facts you didn’t provide.
- Where can I post the description?
- Anywhere you advertise the rental, such as listing sites, social media groups or your own website. Each site has its own rules and character limits, so review the text before posting.
- What should I leave out of a rental listing?
- Avoid describing the kind of tenant you want, such as “perfect for a young couple” or “no kids.” Statements like these can be read as a preference based on familial status or another protected characteristic. Describe the property and your policies instead.
- What goes in the application link line?
- The placeholder is for a link to your application form. You can create one with RentForms for free and paste its link in place of the placeholder, or remove the line.
